krood The most exclusive and upmarket areas of  Tervuren. Almost entirely made up of villa's. Prices will be between 3000 and 3500 Euro per m2. Extremely well located villa's might even reach  4000 Euro levels. The 1000+ square meter plots  require a  considerable premium. Hoogvorst en Arboretum.
K-oranjeplus Exclusive areas. Prices between 2300 and 2800 Euro per m2.  Depending on quality, garden,  location , and lay-out of the building. Structures in need of  renovating, are ocassionally to be had with a sizable discount.  Houses right in the village-centre do now and then come on the market for much less than average square meter price in this area. Tervuren-Dorp, Park-Oost, en Moorsel-Bos.
K-oranje Very agreeable zones. Asking prices are still relatively low. The quarters in this category are somewhat less well kept compared with the more pricey ones. Architecturally the houses are usually average and the public space is lacking a classy  and mature atmosphere. Count on prices between  1800 and 2300 Euro per square meter habitable space. Jachtlaan Kwartier, Witte Wijk,  Park-Oost  alongside the Dereymaeckerlaan  , Museum-Noord, and the north of Duisburg ,  going by the name of  Park-Zuid .
K-geel Agreeable zones. Prijzen tussen de 1600 en 2000 Euro per m2.  Peripheral locations. Mix of villa's and terraces. Nice views of the non-urban landscape. Especially in Duisburg and Vossem rather patchy public space.  Quite a disorderly spatial structure. Lot's of through traffic. Hardly any retail left in these neighbourhoods. Duisburg-Centrum, Vossem, and Moorsel
K-paars Modest areas. Prices from 1300 Euro per m2.  Most houses adjacent to  through traffic roads . Nice views. Might be good long term investment in case of drastic spatial policy changes to unlock the looming potential.   Duisburg-Oost.
